The 청약 가점제 is a points-based system for selecting apartment lottery winners. It awards up to 32 points for years without homeownership, 35 points for number of dependents, and 17 points for savings account duration, for a maximum of 84 points.
The no-home period starts from age 30. If your spouse has previously owned a home, that period is excluded. Less than 1 year earns 0 points; thereafter, 2 points are added per year up to a maximum of 32 points.
No. The applicant is excluded. Only actual dependents such as a spouse, direct ancestors (parents, grandparents), and direct descendants (children) who are financially supported are counted.
A perfect score requires 16+ years without homeownership (32 pts), 6+ dependents (35 pts), and 15+ years of savings account (17 pts). Perfect scorers are extremely rare in practice.
The 주택청약종합저축 (Housing Subscription Combined Savings) is the main account. Youth-preferential accounts (ages 19–34, higher interest) are also available. Older account types (청약저축, 예금, 부금) can be converted to the combined savings account.
Special supply (특별공급) is a separate allocation for groups such as newlyweds, multi-child families, elderly parent caregivers, and first-time buyers. It operates independently from the points-based general supply system.
If your winning is cancelled due to disqualification, a re-winning restriction (10 years in the Seoul metro area) may apply. Simply declining after winning has no penalty, but cancelling after signing a contract may trigger re-winning restrictions.
